OPPORTUNITY

We are looking for an Acquisitions Manager to join our team! This position will contribute to the group's growth strategies, by identifying and executing acquisition opportunities to strengthen Beulah's development project pipeline. That involves identifying, evaluating, and acquiring real estate properties and land for development purposes.

KEY RESPONSIBILITIES OF THE ROLE WILL INCLUDE:

  • Property Identification: Conduct market research and analysis to identify potential properties suitable for acquisition.

  • Due Diligence: Perform thorough due diligence on prospective properties, including analyzing financial data, conducting property inspections, assessing legal and regulatory compliance, and evaluating potential risks and opportunities associated with each property.

  • Financial Analysis: Evaluate the financial viability and profitability of potential acquisitions.

  • Negotiation and Deal Structuring: Engage in negotiations with property owners, brokers, and other stakeholders to secure favorable purchase terms, pricing, and conditions.

  • Relationship Building: Establish and maintain strong relationships with property owners, brokers, and other industry professionals to access off-market opportunities, build a network, and stay updated on market trends and emerging opportunities.


  • Project Management: Collaborate with internal teams, such as development, finance, and legal, to coordinate the acquisition process and ensure a smooth transition from acquisition to development.


  • Risk Assessment and Mitigation: Identify and assess potential risks associated with property acquisitions, such as zoning restrictions, environmental issues, title disputes, or regulatory challenges.


  • Market Analysis: Continuously monitor local and regional real estate markets, including supply and demand dynamics, competitive landscape, and emerging market trends.


  • Investment Strategy: Contribute to the development and refinement of Beulah’s investment strategy by providing market insights, financial analysis, and recommendations based on the evaluation of potential acquisitions.


  • Reporting and Documentation: Maintain accurate records and documentation of property acquisitions, financial analysis, due diligence reports, and other relevant information.


  • Industry Knowledge: Stay updated on industry trends, regulatory changes, and best practices related to property acquisition and development. Attend industry conferences, seminars, and networking events to enhance knowledge and expand professional networks.

Main duties will include, but not be limited to:

  • Originate, identify and execute transaction opportunities.
  • Analyse and shortlist opportunities.
  • Prepare feasibilities, cash flow models and assist in deal structuring.
  • Manage due diligence process with internal and external advisors.
  • Coordinate the internal approval process, including preparing and reviewing papers and recommendations for the Directors.
  • Develop and maintain an extensive network of industry relationships with agents, owners, developers, valuers and other property consultants to stay in the deal flow.
  • Assist with the integration of new assets into the portfolio.
  • Engage and collaborate with key internal customers and stakeholders to build and maintain strong working relationship and to drive positive business outcomes.


KNOWLEDGE SKILLS AND ABILITIES

  • Proven experience in a similar role managing complex acquisitions from identification through to execution and /or a strong understanding of the development and acquisition process
  • A solid understanding of development and feasibility studies is a pre-requisite
  • Ability to prepare comprehensive business cases and acquisition proposals
  • Strong analytical and numerical skills
  • Strong negotiation and project management skills
  • Strong written and verbal communication skills
  • Excellent stakeholders' management skills and a proven track record of achieving results through influencing and relationship skills
  • Appropriate tertiary qualification
  • in-depth knowledge of the real estate market and industry dynamics
  • Strong understanding of different acquisition deal structures
